Tegevusaruanne 2023

OÜ Sõbra Kinnisvara alustas tegevust 2003. aastal. Algselt oli tegemist kinnisvara vahendava firmaga, kuid tänaseks on firma põhitegevuseks kinnisvara ost, müük ja arendamine. Ka kinnisvara üürimine ja selle edasine igapäevane haldamine ning kinnisvaraalased konsultatsioonid on osa ettevõtte igapäevasest tegevusest.

2023. aasta kinnisvara üüriturg oli vaatamata geopoliitilise ebakindluse, eurotsooni kasvavate intressimäärade kui ka energiakriisi tõttu suhteliselt stabiilne.

OÜ Sõbra Kinnisvara 2023. aasta müügitulu oli 1 964 595 eurot (2022: 1 342 928 eurot) ja aruandeaasta kahjum oli -7973 eurot (2022: 1 247 349 eurot).

Kahjum on peamiselt tingitud oluliselt kasvanud intressimäärade, müügiootel kinnisvara turuhindade ning -aktiivsuse languse tõttu.

Aruandeaastal ühendas ettevõtte Sõbra Apartments OÜ, mille tegevus lõppes seoses Vallikraavi 10 arendusprojekti valmimisega.

2024.aastal kavatsetakse jätkata väljakujunenud üüritegevusega ja planeeritakse arendustegevusi vastavalt turuolukorrale.

Võlakordaja (Debt-to-Assets) - näitab kohustuste (võõrkapitali) osatähtsust varade finantseerimisel.

*Varade rentaablus (ROA= Return-on-Assets)=Ärikasum/Varad 2022 a. Varade rentaablus = 0,11 2023 a. Varade rentaablus = 0,03

Varade tootlus (ROA = Return-on-Assets) - näitab, kui efektiivselt on ettevõte kõiki oma varasid kasutanud.
