The residential real estate market was characterized by a record number of sales transactions in 2022. Customer buying interest was more active than predicted throughout 2022, resulting in a rapid decrease in the number of apartments on offer.
Vikimõisa Arendus OÜ, a subsidiary of Vikimõisa OÜ, was established in 07.2022 for the ongoing implementation of a housing development project located between Rannamõisa Road and Harku Lake. A total of 378 apartments corresponding to the A-energy class are planned to be built on the properties owned by the company.
In 2022, construction began on the Pikaliiva 34//36//38//40 property, where four A-energy class houses will be built, a total of 76 apartments. By the end of the year, 53 of the 76 apartments were covered by debt contracts. The Pikaliiva 34//36//38//40 houses will be completed in the second quarter of 2023 and all available apartments are planned to be sold during 2023.
The advantage of Vikimõisa is well-thought-out, light-filled and spacious apartments with high ceilings and large windows. Each apartment comes with a balcony, storage room and parking space, and the first-floor apartments also include a large terrace. In addition to direct commercial objectives, the company also pays attention to environmental friendliness, innovation and different social groups. For example, a children's playground, walking and relaxation areas have been designed.
Environmental solutions are taken into account when planning the houses: for example, Vikimõisa has been built with the aim of saving nature and minimizing monthly costs, and local solar energy production helps to increase the energy efficiency of apartment buildings. The project also includes waste sorting facilities.
In the coming years, Vikimõisa Arendus OÜ plans to continue with the development of the residential area and build a total of 302 new apartments there between 2024 and 2026.
