The residential real estate market was characterized by a record number of sales transactions in 2022. Customer buying interest was more active than predicted throughout 2022, resulting in a rapid decrease in the number of apartments on offer.

Vikimõisa OÜ is a company established in 2019, which was created for the implementation of a residential development project located between Rannamõisa Road and Harku Lake in Haabersti. In total, it was planned to build 22 three-story buildings with 2-, 3- and 4-room apartments corresponding to the A-energy class.

2021 and 2022 were a pivotal time for real estate development. In a short time, the inputs of construction prices increased significantly and there was a noticeable increase in sales prices in the apartment market.

In 2021, the construction of roads, pipelines and the first two stages of houses began in the Vikimõisa residential area. In 2022, six A-energy class houses were completed in the first two stages of the development project, with a total of 114 apartments. 111 of the completed apartments were sold during the reporting year. At the end of the year, two show apartments and one apartment, the property contract of which was concluded in January 2023, were still unsold. In 2022, roads and communications were also completed, which will serve all future stages of the residential area.

The advantage of Vikimõisa is well-thought-out planning with bright and spacious apartments, high ceilings and large windows. Each apartment comes with a balcony, storage room and parking space, and the layout of the first floor apartments also includes a large terrace. Vikimõisa was built with the aim of preserving nature and minimizing monthly costs. Local solar energy production helps to increase the energy efficiency of apartment buildings.

Throughout 2021 and 2022, buyers had a high interest in the apartments of the first two stages of Vikimõisa. Most of the apartments were sold by the time the house was completed. At the end of 2022, 1 apartment and 2 show apartments were still unsold. The sale of the last apartment took place at the beginning of 2023, and work continues with the show apartments.

In July 2022, Vikimõisa OÜ established a subsidiary, Vikimõisa Arenduse OÜ, to which the properties of the III-VI stages of the Vikimõisa residential area were transferred, along with the communications built there. The development activities of the transferred properties continue in the subsidiary Vikimõisa Arenduse OÜ.

At present, we do not have any research and development projects and related expenditures in the reporting year and in the following years.

During the preparation period of the annual financial report, no events have occurred that significantly affect the prepared annual report.

No remuneration was paid to the management and senior management in 2021 and 2022.
