      VARA FOND OÜ tegevusaruanne 2023

      Sissejuhatus.

      OÜ Vara Fond loodi 2009 aastal . 2021 aastal alustati uue arendusprojektiga Tartus, Kastani tänaval.

      Euroopas lahvatanud sõjaga ja sellele järgnenud ehitushindade hüppelise kasvu tulemina jäi Kastani tn elukondliku arendusprojekti 1. etapi oodatud kasum minimaalseks. Seda siis ennekõike ehituse sisendhindade tõusu tõttu. Aruande aastal alustati samas ka 2. etapiga, millede müük lõpptarbijale jäi 23 aasta sügisesse. `2023 aastal alustatati arenduse 3.nda ehk viimase etapi kortermaja ehitusega, mis ühtlasi võtab kokku kogu projekti. Projekti lõpp prognoositult 2024.a.

      Tulud, kulud ja kasum.

      2023 aastal oli müügitulu 632 826 eurot. Tegevuskulud olid 45 913 eurot. OÜ Vara Fond ärikasumiks kujunes 101 607 eurot.

      Ettevõtte 2023 puhaskasum oli 84 664 eurot.

      Personal.

      Juhatuse liikmele maksti tasu 10 142 eurot .

      Eesmärgid 2024 aastaks

      Lisaks käimasolevale arendusprojektile jälgitakse kinnisvaraturul toimuvat, leidmaks kasumlikke uusi projekti. Arvestades asjaolu, et majandus on jätkuvalt langusfaasis ja inflatsioonimäär kõrge, langetatakse potentsiaalsete projektide alustamine ja kestvus selle elujõulisuse hinnangust vastaval ajahetkel.
