On the order of OÜ Epona, a 3- and 5-storey building with underground parking was completed in December 2022 in Tallinn at Sõpruse pst 40 (formerly
Mõtuse tn 25). In total, there are 40 apartment ownerships in the development, of which 33 are 1-4 room apartments and 7 are guest apartments located on commercial premises. During the reporting year, 83% of the apartment ownerships were handed over to the apartment buyers with real right contracts and as a result, the bank loan received for financing the construction was fully repaid.
As of 31.12.2022, OÜ Epona's equity is negative in the amount of 158 101 euros. This is due to the situation where the sales revenue of apartment ownerships is recognized when the ownership of the apartment is transferred from the seller to the buyer, but costs are incurred throughout the development period. In December 2022, not all sold apartments were handed over to the buyers, the equity of the company will recover upon the transfer of these and unsold apartments and will comply in the future
with the requirements of the Commercial Code.
